Phil's Commentary:

Throughout the Eagle market, including Brookwood, it is mostly the lower-priced homes that are selling.

Brookwood homes are again moving pretty well after a sluggish Winter market where many listings languished on the market for months.

The homes that are selling are the ones that are  in top showing condition and priced correctly for current market conditions.

Buyers remain picky and are still calling the shots, but prices are holding up pretty well.

As you will note from the statistics above, there is a huge range of prices per square foot.  The reasons for that variance include location, lot size, square footage of the home itself, amenities, quality, etc.
